Respectful Communication

We expect all tenants to communicate with our property management team in a respectful and professional manner. Harassing, threatening, or being rude to rental managers or staff is not tolerated and will result in lease termination. We are here to help you, and we ask that you treat our team with the same respect you expect in return.

Your leased premises are managed by All Star Realty AK. Our office is located at 701 W 41st Ave Ste #203, Anchorage, AK 99503. Office hours are Monday through Friday, 10:00 AM to 5:00 PM. For emergencies such as fire, flood, or no heat, submit through your tenant portal and call the office. If someone is injured, call 911 immediately.

Things You Should Know Upon Moving In

Payment of Rent

Late charges apply after the 5th

Accepted Payment Methods:

  • Online via tenant portal
  • PayNearMe (log into your tenant portal to print out the PayNearMe slip, accepted at Walmart, Fred Meyer, and Walgreens)

Rent payments must be made online through your tenant portal or via PayNearMe. Not having access to your phone or computer is not an excuse to not pay your rent. Rent is late after the 5th, no exceptions.

Security Deposit

Your security deposit is not rent but a deposit to ensure the fulfillment of lease conditions and to serve as a contingency payment against any damages to the rental.

The security deposit may not be applied to your last month's rent.

Conditions for Return:

  • You must fulfill the terms and conditions of your lease and not owe All Star Realty AK any money
  • The rental must be left clean, with no damage beyond normal wear and tear
  • Carpets must be professionally cleaned with receipts provided (receipt is IMPORTANT)
  • After you have removed all belongings and turned in keys, All Star will complete a Move-Out inspection report
  • You must provide a valid forwarding address and phone number
  • You are not considered officially vacated and rent is charged until all keys are returned (VERY IMPORTANT) or the end of the lease, whichever is later

Inspection Reports

When you move in, your rental should be clean and ready for you. You will be responsible to complete a self move-in inspection using our RentCheck app. This is your safeguard—if there is anything that is not included in your inspection, you will be charged for the damage.

After any problems are corrected, any damage to your rental or its equipment caused by you, members of your household, guests, or visitors will be charged to you after consideration has been given for normal wear and tear.

If you do not complete the inspection, it means that you are taking the unit as-is and there are no problems. The Move-In inspection prevents misunderstandings and prevents you from being charged for conditions that may have existed prior to your arrival.

Your Lease Agreement

The lease is a contract obligating both management and you, the tenant and all occupants, to all of the terms and conditions contained in it.

Do not hesitate to ask about any points that you do not fully understand, because once you sign the lease, you legally agree to all of its provisions.

The renewal of your lease will depend on maintenance of your rental in a satisfactory condition, timely payment of rent, and meeting all of the conditions laid out in your present lease. You may also be required to complete an updated application and credit/criminal background check to qualify for your current rental.

Management Policies

The purpose of these policies is to allow each tenant to enjoy their rental and to better ensure the safety of tenants and the appearance of the community. As a tenant, you assume certain responsibilities that go along with the many benefits of the rental lifestyle. These are common rules of etiquette designed to make the community more enjoyable for all tenants.

Keys and Locks

We supply a set of keys to the rental and to the mailbox. All keys are to be returned to our office upon vacating the rental.

  • Tenants are not permitted to alter any lock or install a new lock without written permission
  • If a new lock is installed with permission, tenant must immediately provide management with at least one copy of the keys
  • If locked out during business hours, you may check out a key from the office
  • If locked out after hours, the tenant is required to contact a locksmith to gain entry to their home and will be responsible for the fees, not the property manager

Children

Tenants are responsible for the conduct of their children and their guests' children.

Do not leave bicycles, toys, or tricycles on sidewalks, stairways, or hallways. Children are not permitted to play or ride bicycles in parking lots, hallways, laundries, or public areas. Children must be under supervision of parents or a responsible adult at all times. Tenants will be charged for damage caused by their children. Failure to supervise your children or for your guests to control their children's behavior could lead to the termination of your lease.

  • Children must be under supervision of parents or a responsible adult at all times
  • Tenants will be charged for damage caused by their children

Pets

No friends' pets, family pets, visiting pets, or any pets on premises at any time, or you will incur a fine. No exceptions.

Exceptions: Aid dogs necessary for disabled individuals are exceptions to this policy.

Unauthorized pets in the unit will cost you $100 per day.

Automobiles & Vehicles

  • Park only in designated areas, not in fire lanes
  • Do not double park
  • Cars that are not currently registered are considered inoperable. All cars must be drivable and currently registered
  • Storing of vehicles is prohibited
  • Vehicles in 'junk' condition, with flat tires, or on jacks will be removed at owner's expense
  • Washing of cars on premises is not permitted
  • Major repairs not allowed; minor repairs (battery, tire, air filter) permitted
  • All vehicles must be registered with All Star Realty AK
  • No commercial trucks, motor homes, snow machines, or 4-wheelers are permitted

Quiet Enjoyment

All tenants have the right to quiet enjoyment of their rental. This means being respectful of your neighbors and mindful of how your actions affect others in the building.

Guidelines for Quiet Enjoyment:

  • Keep noise levels reasonable, especially during evening and early morning hours
  • Be mindful of loud music, television, or conversations that may disturb neighbors
  • Respect quiet hours and be considerate of others' need for peace and quiet
  • Address noise concerns directly with neighbors when possible before involving management
  • Understand that excessive noise affects not just one neighbor, but multiple units in the building

If management has to get involved in noise complaints, it becomes a serious problem. We should not need to make a call to adjust this behavior—tenants should be able to resolve noise issues among themselves. Excessive noise complaints waste the property manager's time and indicate a lack of respect for your neighbors and the community.

Security & Safety

Adequate protection of you and your property is of great concern to your management. Your security begins with your own actions. Be sure to use any lock and security devices provided. Close and lock your door at all times. Call the police if you notice a suspicious person in the area. The best security is the individual concern of each tenant for the safety of themselves and their neighbors.

Fire Precautions

The best way to stop fire is to prevent it before it starts. Test and change smoke alarm batteries at least every 6 months (tenants are responsible for changing batteries; if management needs to change batteries, you will be charged a minimum of 1 hour of labor plus the value of the batteries). Never leave a fire in a fireplace going while you are not present. Never leave Christmas trees or lights on when you are not home. Keep curtains, towels, and flammable items away from cooking range. All smoking must be on exterior of building.

  • Store all items safely and empty waste containers daily
  • Never leave a fire in a fireplace going while you are not present
  • Never leave Christmas trees or lights on when you are not home
  • Store matches in tightly closed metal containers
  • Clean grease and spilled food daily from cooking range and oven
  • Keep curtains, towels, and flammable items away from cooking range
  • All smoking must be on exterior of building

Storage of kerosene, gasoline, or other flammable or explosive agents is prohibited.

Smoke & Carbon Monoxide Detectors

Smoke detectors have been installed in every rental in compliance with local ordinances to provide an additional measure of safety.

Testing: Test the detector once each month by firmly depressing the button located near the center of the detector cover for a few seconds.

If the alarm does not sound, install new batteries. If it still does not sound, call the management office.

Security Tips

Close and lock your door at all times. Be suspicious of unexpected deliveries as these are tricks used by professionals to gain entry. Call the police if you notice a suspicious person in the area. Ask for identification of anyone not known to you who claims to be an employee of All Star Realty AK.

Service Requests

All service requests must be submitted through your tenant portal. If it's an emergency (fire, flood, no heat), submit through your tenant portal and call the office. If no one answers, leave a voicemail. If someone is injured, call 911 immediately.

Appliances & Care

Normal Wear and Tear

Carpet

Normal wear is the actual wear on the material until worn out. Spots, stains, and burns are damage, not normal wear. Remember that carpets must be professionally cleaned before move-out, and it is recommended to have them professionally cleaned every 6 months.

Walls & Paint

Any scratches, holes, chips, or excessive soiling which require repainting are considered damage. Effects of tobacco smoke or nicotine are not normal wear.

Appliances

Damaged appliances, clogged garbage disposals, and plugged toilets are not considered normal wear and tear. You will be charged if we have to send a plumber out to unclog your toilet.

Garbage Disposals

Safe to Use:

  • • Biodegradable food in small amounts
  • • Small amounts of meat (fully ground)
  • • Citrus fruit peels

Never Use:

  • • Grease or oil
  • • Fibrous foods (celery, banana peels, artichokes)
  • • Pasta and rice in large amounts
  • • Corn husks and cobs
  • • Hazardous waste

Use plenty of hot water when running the disposal.

Amenities

Laundry Facilities & Storage

If laundry facilities are available in your building, please observe the hours of 8:00 AM to 10:00 PM. The machines are provided and maintained by commercial companies responsible for repairs.

Use of laundry facilities and storage areas is at your own risk. Management is not responsible for any loss or damage caused by use of these amenities.

Moving Out

Important Notice Requirements

  • You will be required to complete a self move-out inspection
  • A 30-day written notice to vacate must be given on or before the 1st of the month
  • Rent will be charged until tenant's property is removed, cleaning is done, and keys are returned
  • Carpets must be professionally steam cleaned (receipt required)

Remember To:

Cancel deliveries (paper, laundry, etc.)
Notify phone, gas, electric, cable companies
Notify postman and publications of new address
Transfer rental insurance policies
Provide forwarding address to management
If no forwarding address is provided, we will mail to your previous lease address
